Organisations responsible for managing real estate can face various dilemmas if there is insufficient visibility into the quality/functionality, risks and costs of operation in the short and long term. For these organisations and the maintenance professionals who support managers in carrying out their tasks, the recently drafted NEN 8026 can help. This standard describes a 'Method for value-driven maintenance of assets in the built environment'.
The standard focuses specifically on value-driven preservation of physical assets in the built environment such as real estate. It provides a common language and tools to set up and safeguard asset management processes in a structured manner. This allows organisation-specific asset portfolio decisions to be made and objectives and value aspects to be determined for realising value for an organisation and its stakeholders (such as economic, financial return, social or market value, future value, utility value, amenity value, etc.).
Examples of value aspects to be assigned by theme are:
- Technology and Functioning: Compliance, Safety, Health, Usability, Availability, Reliability, Maintainability, Accessibility,
- Environment and society: Aesthetics, Cultural history, Liveability, Accessibility, Sustainability, Circular, Ecology, Energy consumption, Climate adaptive, Inclusiveness, etc.

Value compass
Determining the importance of these strategically determined value aspects in relation to each other results in a Value Compass. This Value Compass provides direction and subsequently helps in drawing up maintenance requirements, concepts and plans for existing assets in the built environment that are in use or in a transition phase (upgrading or downgrading). Thereby, at tactical level, the asset portfolio is divided into clusters of logically related management objects and asset types (the asset portfolio). This makes it possible to make better and coherent choices to smartly address necessary maintenance measures.
The new NEN 8026 replaces NTA 8026:2009 'Property management and condition measurement' and provides a normative framework for what is included informatively in appendices D & E of NEN 2767-1 Condition measurement built environment.
The session will start at 14.00 hrs and will be hosted by Johan Smit and will focus on the practical application of the standard using examples. Walk-in and reception from 13.30 hrs. After the programme ends at 17.00, there will be an opportunity for discussion and networking while enjoying a drink and a snack until approximately 18.00.
This knowledge session is particularly interesting for members of the Asset Management & Maintenance Department and Construction Department and for property managers and owners.
